Amalgamation – Noosa Shire ceased to exist on 15th March when the new Sunshine Coast super council was formed. In my view “change is inevitable – growth is optional”. I have been living in and marketing the golden circle, (a 20km radius of Mt Cooroy in the Noosa Hinterland) for over 20 years and have witnessed a lot of change. Like all the previous changes I believe if we work together we will achieve positive outcomes. I suggest “Always look ahead rather than in the rear view mirror”.
It would appear our buyers agree, our sales results provide an indication of how many people are embracing the Mt Cooroy golden circle lifestyle, last financial year the team at Hinternoosa.com.au sold over $90 million of property in our core area. December, January notwithstanding the rain saw us make in excess of $26 million in local property sales. The press regarding the sub-prime problem in the U.S., our own Reserve Bank pushing up interest rates and stock market jitters has done nothing to discourage our Noosa Hinterland property buyers.
Talk about global warming has caused more buyers to consider a hinterland life because of the small carbon footprint it offers. Most of the rural homes we sell have zero water in, zero water out. Further, you can grow your own fruit and vegies. Every year local residents plant tens of thousands of trees with the assistance of Landcare and Queensland Timber Plantations for farm forestry or carbon off-sets.
I am pleased to say many of our buyers have embraced Land for Wildlife. Whether you manage a large farm or a small bush block, the land for wildlife program can offer advice and assistance to land holders who either manage part or all of their property as habitat for native plants and animals or integrate nature conservation with other land uses, such as agriculture, grazing or tourism. Much of the remnant vegetation coverage within the hinterland is on private property, so private landholders play an important role in protecting the Shire’s biodiversity. Land for Wildlife status does not alter the legal status of a property, convey the right of public access, or represent an official wildlife sanctuary.
When you buy in the Noosa Hinterland you become a stakeholder in the UNESCO Biosphere Reserve, providing you access to a diverse range of outdoor recreation opportunities that satisfy a range of community needs through a collection of coordinated projects: Noosa Trail Network; Noosa Bird trail; Lake Macdonald Paddle Trail; and a new comprehensive map of the hinterland and coastal walking and cycling routes are available from our hinternoosa.com.au office at 30 Maple Street, Cooroy.
More exciting news, Cooroy’s Mill Place Design has now been completed. By mid 2009 residents of Cooroy and the hinterland will have their own local library and civic area and community square with the completion of the Mill Place precinct. The $8.7 million design is exciting and innovative, cleverly blending the library into the landscape while still providing usable park space on the roof. The 1200m2 building will include lending and reference collections, a heritage studies unit, global connect online centre, community meeting rooms, active and quiet spaces plus a café. The Mill Place project will also give Cooroy access to the same high speed broadband technology as Brisbane. As part of it’s Connect Australia package, the Federal Government has announced Noosa’s bid for its Clever Networks project to deliver high speed, low cost broadband to the Noosa Hinterland region and to establish a data centre in Cooroy.
If you would like to sample a taste of the hinterland why not contact our office and we’ll send you DVD’s detailing the properties that are interesting to you.
